$500 PLAN
(Flat Plan)
YOU WILL RECEIVE 100% commission of purchase transactions. Broker Fee is $500 per transaction.

If the transaction type is Dual or Agent and Direct Relative Owned Sale (High Risk Transactions). Broker Fee is 25% of the commission. If it is both, the Broker Fee is 30%.
15K CAP PLAN
(Capped Plan)
PERFECT FOR HIGH PRODUCING AGENTS
YOU WILL RECEIVE 92% commission of purchase transactions. Broker Fee is 8% until 15K cap is reached.

Pay Broker Fee until reaching the CAP of $15,000 during 365 days based on Agent's Join or Switch Anniversary.

IN-HOUSE REFERRALS HAVE NO FEES.
If no activity is done (referrals, rent/leases, or other transactions), agents will be invoiced $120 on their Original Joined Date Anniversary for the previous year.

Below Information Applies to All Plans:

GENERAL INFORMATION
Agents may set their own commission with their clients; however, it cannot be lower than the total Office Fees plus a refundable $1,000. The refundable $1,000 may be applied if the transaction is abandoned and the Broker must step in, or required forms are missing. The $1,000 is refunded to the agent once the file is fully accepted.
For transaction types where the broker fee is calculated based on the agent’s commission (Dual Agency, Agent-Owned or Direct-Relative-Owned transactions, Mentorship, etc.), broker fees will be calculated using a minimum agency commission of 2.5% and preferred TC will be required.
For Dual Agency where there are two different agents under the same brokerage representing each side, the high risk fees will be split between the two agents.
If an agent chooses to switch their commission fee plan between A and B, they will no longer be able to switch for a 365-day period. If an agent has no reported transactions for the previous year, they will automatically be switched to Plan C.

RISK MANAGEMENT FEE FOR PURCHASE OR SALE
Every transaction includes $200 risk management fee per side, an additional $20 per $100,000 price increment over $1 Million of Final Sales Price
Risk Management Fee includes Errors and Omissions and Worker’s Compensation Coverage

RESIDENTIAL OR COMMERCIAL RENTAL LEASE TRANSACTIONS:
No Risk Management Fee! Broker Fee is 10% of commission. Commission cannot be less than the minimum Broker Fee of $100.

OUT OF BROKERAGE REFERRAL:
No Risk Management Fee! Broker Fee is 10% of received commission (Agent's Portion)
Minimum Broker Fee is $100.
IN-HOUSE REFERRAL IS FREE FOR THE REFERRING AGENT

Broker Provided Lead:

Mentorship Program:
25% for standard transactions, an additional 5% to Dual or Agent and Direct Relative Owned Sale. Broker requires newly licensed agents to do Mentorship on their first file. Broker has discretion to assign mandatory mentorship to agents deemed needing mentorship on their files.
BPO:
$25 for administrative and accounting work
Checklist Management:
$99 (if the agent wants the office to handle uploading and assigning items to the checklist)
